The retail transformation around Clackamas Town Center added two new names in October. Wingstop has opened in the old Sears footprint next to Dick's Sporting Goods, and Gap Factory is moving into the former Party City space at the adjacent Clackamas Promenade, with a fall opening planned. Behind them, the big Nordstrom remake keeps moving on its own timeline. Here is the confirmed picture as of mid-October.

Wingstop: open in the old Sears space

Wingstop, the wing chain, has opened next to Dick's Sporting Goods in the portion of the former Sears store that faces the parking lot. It joins Buffalo Wild Wings, which has been open in a different part of the same old Sears building since August 31, so the two wing restaurants now sit in the same redeveloped anchor. For a mall that spent years with a dead department store on that corner, the shift is unmistakable: the old Sears footprint is becoming a food-and-retail destination rather than a vacancy.

Gap Factory: the Promenade's next tenant

Just next door, Gap Factory is set to open this fall in the old Party City space at Clackamas Promenade, the strip center at 8664 SE Sunnyside Road. The off-price clothing retailer is not inside the mall proper, but it sits on the same Sunnyside corridor that most Happy Valley shoppers use, which makes it part of the same retail story. The Promenade has cycled tenants in that spot for years, so a stable national anchor there is a small but real sign of the corridor firming up.

The Nordstrom remake, still on the move

The headline project remains the roughly 120,000 square feet the old Nordstrom left behind when it closed in 2020, now being divided among four tenants. Sky Zone, the indoor trampoline park, is taking about 54,000 square feet on the lower level at 11900 SE 82nd Avenue, with construction underway and a fall opening targeted; the mall's own directory currently lists it as coming soon. Kids Empire, the indoor children's playground chain, is planned for the upper level with a fall 2026 target. Movement Climbing, Yoga & Fitness is lined up for a bouldering gym with 2027 as the announced year, and a new Oregon DMV field office, replacing the Mall 205 office that closed in January 2025, is hoped to be operating by summer 2027. Construction timetables shift, but all four tenants remain in the plan.

Inside the operating mall

The active mall itself keeps adding names too. The current directory lists D&D Luxe Jewelers as coming soon, and Mezcaluna, a restaurant on Level 1 near REI, has appeared among the newer listings. These sit alongside the earlier arrivals we have tracked, from Old Navy and Zales to the dining wave at the food court. The pattern is consistent: national franchises and local services are both finding space, which is exactly what a growing suburban trade area needs.

Why this matters if you live in the valley

For Happy Valley buyers and sellers, each of these openings is one more argument for the neighborhood's quality of life. A wing restaurant, an off-price clothing store, a trampoline park, a climbing gym, and a DMV within minutes of home changes the weekday and weekend calculus for families in a way that shows up in how neighborhoods compare. We covered the full redevelopment plan in an earlier breakdown and gave the fall opening wave its own update , and we keep the full local calendar on our Community Calendar .

The takeaway

The mall's reinvention is no longer a plan on paper. Wingstop is open, Gap Factory is on the way this fall, and the largest tenant, Sky Zone, is under construction with a fall target. Expect dates to keep moving, because construction timetables do, but the direction is clear: the retail base minutes from Happy Valley is getting denser, and the valley around it is the beneficiary.
