Clackamas Town Center, the regional mall minutes from most Happy Valley homes, has moved from announced plans to active construction and one big ribbon cutting. Buffalo Wild Wings is open in the old Sears building, Sky Zone is under construction in the former Nordstrom, and the mall's own directory is quietly filling with new names. Here is what is confirmed as of early October, and what is still timed to shift.

Buffalo Wild Wings: officially open

Buffalo Wild Wings opened on Monday, August 31, in part of the old Sears store at 11800 SE 82nd Avenue, with a ribbon cutting hosted by the Clackamas County Chamber of Commerce that morning. Opening week coverage described more than 100 guests turning out for free wings, a strong start for a restaurant that essentially anchors the west side of the property facing 82nd. It joins Dick's Sporting Goods, which has operated on the ground level of the same former department store footprint since 2020.

Sky Zone: construction underway, December in view

The headline act remains Sky Zone, the indoor trampoline park taking roughly 54,000 square feet on the lower level of the former Nordstrom at 11900 SE 82nd Avenue, vacant since 2020. As of mid-August reporting, construction was underway, and OregonLive described the opening as tentatively planned for December, with the timeline explicitly subject to change. Anyone who has watched this project since it was first announced in 2024 knows the date has slipped before, so the honest read is: under construction now, and a winter opening is the working target.

Kids Empire, Movement Climbing, and a new DMV

Three more tenants round out the roughly 120,000-square-foot remake of the old anchor. Kids Empire, an indoor children's playground chain opening its second Portland-area location, is planned for the upper level, with a company representative telling reporters the opening was tentatively set for fall 2026, some of that reporting tied to December. Movement Climbing, Yoga & Fitness will bring a roughly 31,000-square-foot bouldering gym to the complex, with 2027 as the announced target. And a new Oregon DMV field office is planned for part of the building, confirmed by ODOT, replacing the Mall 205 office that closed in January 2025. Between the climbing walls and the driver's license renewal, the former Nordstrom is becoming a one-stop family and errand destination.

What is new in the mall itself

Beyond the anchors, the operating mall's tenant mix keeps moving. The property's current directory lists D&D Luxe Jewelers as coming soon and O'Chi Reflexology among newer arrivals, following an earlier stretch that added Old Navy, Banter by Piercing Pagoda, and Zales. The pattern is worth noting for anyone who tracks the neighborhood's retail base: national franchises and local services are both finding space, which is exactly what a growing suburban trade area needs.

Why this matters if you live in the valley

For Happy Valley buyers and sellers, the mall's reinvention is one of the strongest quality-of-life arguments this corner of Clackamas County has. A trampoline park, a climbing gym, chain restaurants, and a DMV within five minutes of home changes the weekday and weekend calculus for families in a way that shows up in how neighborhoods compare. The takeaway

One anchor is officially open, the biggest tenant is actively under construction with December in view, and two more major attractions are lined up behind them. Expect the opening dates to keep moving, because construction timetables do, but the direction is unmistakable: the mall minutes from Happy Valley is becoming a services and entertainment hub, and the valley around it is the beneficiary.
