Happy Valley's new-home market has a new name in it. Sekisui House PNW, Inc., the Pacific Northwest arm of the Japanese homebuilder Sekisui House, is building single-family homes inside the Pleasant Valley Villages master plan, with active listings that now run from a one-level ranch near $625,000 to a five-bedroom plan around $850,000. Here is what is on the ground, what sets these homes apart, and where the builder fits in the valley's crowded new-home lineup.

Where Sekisui House is building

The builder's Happy Valley homes sit across the Pleasant Valley Villages neighborhood, on streets like SE Odell Lake Lane, SE Hornaday Avenue, SE Vradenburg Road, and SE Compass Course Street, the cluster of newer homes in the master plan's eastern hills. The active listings give a clear read on the range. At 16644 SE Odell Lake Lane, the 1609 plan offers three beds, two and a half baths, and 1,609 square feet at $624,960, with a great room opening to a kitchen island and slab counters. A few doors down, 16586 SE Smith Rock Street runs three beds, three baths, and 1,670 square feet at $634,960 with quartz counters and a walk-in closet. At 16546 SE Odell Lake Lane, the newest listing, a one-level ranch with three beds and two baths in 1,594 square feet, is priced at $690,860.

The upper band

The builder also covers the top of the market inside the master plan. At 10320 SE Compass Course Street, a four-bed, three-bath great-room plan runs about $791,585 with a gas fireplace, an upstairs loft, and a back patio. And at 10278 SE Compass Course Street, a five-bed, four-bath home with 2,407 square feet lists near $850,025. That spread, from the mid-$600,000s to the mid-$800,000s, puts Sekisui House squarely alongside the other production builders in the same master plan rather than in a niche of its own.

What sets the homes apart

The distinguishing detail is the energy package. Listings describe ENERGY STAR-qualified heating equipment, air-conditioning-ready setups, and EV-ready parking, with the larger plans coming with three-car garages. For buyers who put utility bills and a future charger on the same checklist as square footage, that is a meaningful part of the pitch. The community HOA runs around $91 per month, a modest number relative to the size of the master plan's amenities.

Where it fits in the ladder

Sekisui House joins Holt Homes, Lennar, and Ichijo USA in Pleasant Valley Villages, making the master plan the rare Happy Valley address where four builders are selling at once. Our new-home price ladder post maps how the rungs stack up, and the fall new-construction update covers the broader lineup across Avery Terrace, Scouters Mountain, and the rest of the valley. The through-line is that new construction now overlaps resale at every price level, so the comparison that matters is not brand versus brand, but the effective price after incentives against nearby existing homes.

The takeaway

A new builder is one of the clearest signals that a market is being watched. Sekisui House's presence, with homes already built and closing across the price range, adds genuine choice in the mid-$600,000s to mid-$800,000s band, and the energy features give buyers a concrete reason to tour.
